● Full Inspections will take about 3 hours for a typical 3-4 BR home with a 2-car garage, depending on access to areas such as roofs, attics, basements and crawl spaces. Older or larger homes or structures over 2 stories may take longer. Outbuildings, additions or other special conditions may also add significant time. ● Pricing starts at $300 for a typical 2000 sq ft home built since the 1970s, with the exact fee to be agreed upon prior to the inspection based on the size and characteristics of the property. For a 2-3 BR ranch (under 1500 sq ft on a concrete slab and minimal complications), pricing starts at $200 (pricing through 2008).
● Menu pricing is available. If you only need inspections of certain systems, you can select any combination of Electrical, Plumbing, Heating & Cooling, Roofing & Exterior, Basement & Foundation, Attic & Ventilation or other. Pricing starts at $50 per system.
● General, Second Opinion or Home Improvement Inspections start at $50-$100, depending on client needs. General (aka "Walk Through") inspections are typically used to determine the overall condition of major home structures and systems. They can be useful to a seller pre-market or to a buyer to check specific concerns. Second Opinion inspections may be useful to verify significant findings by another inspector. Home Improvement inspections are used to help plan or verify proper completion of home improvement projects.
● FREE follow-up inspection of repairs made to resolve report findings!
