Full Inspections will take about 3 hours for a typical 3-4 BR home with a 2-car garage, depending on access to areas such as roofs, attics, basements and crawl spaces. Older or larger homes or structures over 2 stories may take longer. Outbuildings, additions or other special conditions may also add significant time. (See the More Info page for a list of items included in a Full Inspection.)


● Sellers and Agents can benefit by going the extra mile to get a pre-listing inspection and adding the label "Move-In Certified" to their listing. Prospective buyers can see the inspection report by entering the address at: http://www.moveincertified.com/ . A seller inspection is done at a lower cost, and includes copies of the report summary to be placed at the home for prospective buyers to pick up as they view the property. Copies are also provided for distribution from the realtor's office.

● General Inspections are a lower cost way to determine the overall condition of major home structures and systems.  These types of inspections can be useful to a seller prior to putting a house on the market, or to an informed buyer to check for major, potentially expensive or dangerous defects.  I will look at the operation and condition of major home systems and structures such as HVAC, electrical service entrance, main plumbing line(s), foundation, siding and roofing.  However, I do not inspect for cosmetic, insulation or weatherproofing issues.  Nor do I open every window, check every sink and test every light or outlet.  The fee for this type of inspection starts at $100.  Exact pricing is based on the characteristics of each property and on the needs of the client. If you only need inspections of certain systems, you can select any combination of Electrical, Plumbing, Heating & Cooling, Roofing & Exterior, Basement & Foundation, Attic & Ventilation or other system.
