● Sellers and Agents can benefit by going the extra mile to get a pre-listing inspection and adding the label "Move-In Certified" to their listing. Prospective buyers can see the inspection report by entering the address at: http://www.moveincertified.com/ . A seller inspection is done at a lower cost, and includes copies of the report summary to be placed at the home for prospective buyers to pick up as they view the property. Copies are also provided for distribution from the realtor's office.

● General Inspections are a lower cost way to determine the overall condition of major home structures and systems. These types of inspections can be useful to a seller prior to putting a house on the market, or to an informed buyer to check for major, potentially expensive or dangerous defects. I will look at the operation and condition of major home systems and structures such as HVAC, electrical service entrance, main plumbing line(s), foundation, siding and roofing. However, I do not inspect for cosmetic, insulation or weatherproofing issues. Nor do I open every window, check every sink and test every light or outlet.
